DFW Renters Have Plenty of Choices
Dallas–Fort Worth is a huge apartment market. According to Matthews' Q2 2026 market report, DFW is a market of more than a million apartment units. It delivered 42,309 units in 2024, one of the largest single-year supply totals of any market, and still had 43,320 units under construction at the end of Q2 2026.

Much of that new construction is concentrated in fast-growing suburban areas we serve. Transwestern's Q2 2026 DFW multifamily report found Frisco led the metro with 8,314 units under construction, followed by Allen/McKinney with 5,089 units.

With so many new and recently built communities competing for residents, existing properties need every advantage they can get. Some advantages need a major renovation budget. Others are as simple as making daily life easier.
First Impressions Start in the Breezeway
Prospects notice the walk from the parking lot to the model unit. A bag left in a stairwell or an overflowing dumpster area can undercut a great tour. Valet trash helps keep breezeways, walkways and dumpster areas cleaner, because residents have a scheduled way to get trash out of their homes without leaving it in common areas.
Convenience Residents Feel Every Week
Many amenities only get used now and then. Trash goes out all the time. Doorstep pickup removes a chore residents notice every week, especially:
- Residents on upper floors who would otherwise carry bags down stairs
- Families and residents with busy schedules
- Anyone who would rather skip the late-night walk to the dumpster
That kind of everyday convenience is what makes valet trash a premium amenity that can help attract and keep residents.
Less Time Spent on Trash Complaints
Trash in common areas leads to resident complaints and follow-up for the office. A consistent pickup routine, clear resident guidelines and a partner who flags issues like overfilled or improperly set-out bags give your team a simpler way to stay ahead of problems.
Built Around Your Property
Every DFW community is different, from garden-style properties spread over many buildings to mid-rise communities with a central compactor. My Valet Life starts with a walkthrough of your layout and compactor or dumpster setup, then builds a pickup plan. Schedules are set with each property. Many communities choose five nights a week, Sunday through Thursday.
Services Available
- Nightly doorstep pickup: scheduled evening collection of bagged household trash from every participating unit.
- Recycling pickup: doorstep collection of recyclables, taken to your property's recycling containers to keep streams separate.
